Is a new york state landlord obligated to replace/fix a broken oil burner?
say an old oil burner kicked the bucket a month into the lease, would the landlord need to replace it or is it the tenant's responsibility? if it is the landlord's responsibility, is the tenant protected from any clauses in the lease saying otherwise (in other words, does the law void any section of a lease contradicting the tenant's rights)? thanks for your help.
